The terms on which we provide this website and our real estate marketing services. Please read them before relying on anything published here.
1. Agreement
By using this website you accept these terms. If you do not accept them, please do not use the site. These terms apply to the website itself; any transaction you go on to make with us will also be governed by the specific paperwork signed for that transaction, which takes precedence over anything on this page.
2. Who we are and what we do
Mahziyar Marketing is a real estate marketing firm based at Office #113, First Floor, Benazir Plaza, Jinnah Avenue, Block H, G-7/2 Blue Area, Islamabad 44000, Pakistan.
We market and sell plots, apartments, villas and commercial units in housing schemes and developments in the Islamabad Capital Territory and surrounding areas. For some projects we hold an authorized dealership; for others we act as a sales channel. We are a marketing and sales agency — we are not the developer of any project shown on this website.
3. Information on this site is not an offer
Everything published here — project descriptions, locations, plot sizes, indicative prices and budget ranges — is general marketing information. It is not an offer capable of acceptance, and it does not form part of any contract.
Prices, payment plans, block availability, development status and transfer charges change frequently and without notice. Always confirm the current position with us in writing before you make a decision or a payment. Nothing on this site should be treated as financial, legal or tax advice; take your own independent advice before committing.
4. Projects are developed by third parties
The housing schemes and developments named on this site are planned, approved, developed and delivered by their own developers and owners. Approvals and no-objection certificates, construction quality, development progress, possession timelines and final delivery are the responsibility of the relevant developer, not ours.
We share the information developers give us in good faith, and we tell you what we know about a project’s status. We cannot guarantee a developer’s performance, and we recommend you verify a project’s approval status with the relevant authority before investing.
5. Images and visuals
The photographs on this website are illustrative. They are used to convey the style and standard of property we deal in. They are not photographs of specific units, plots or completed projects offered for sale, and should not be relied on as a representation of any particular property.
For images of an actual unit or the current condition of a site, ask us and we will arrange a site visit or send you what the developer has issued.
6. Investment risk
Property investment carries risk. Values can fall as well as rise, development can be delayed, and a project’s prospects can change. Past performance in a scheme or sector is not a reliable guide to future results.
We do not guarantee any return, resale price, rental yield or timeline. Where we discuss potential returns or an exit horizon, that is an opinion based on the information available at the time, not a promise. You are responsible for your own investment decisions.
7. Payments and paperwork
- Make every payment through the developer’s official channels, in the manner set out on the official booking form or payment plan.
- Always obtain an official receipt in the name of the developer or project for any amount you pay.
- Check that the details on your booking form, file and receipts are correct before you leave the counter.
- Keep your own copies of every document and receipt.
We are not responsible for any payment made outside a developer’s official channels, or made to any individual who is not authorized to receive it. If you are ever unsure whether a payment request is genuine, stop and call us on the numbers below before paying.
8. Enquiries and WhatsApp
The enquiry form on this site does not submit anything to a server. It assembles what you type into a WhatsApp message and opens WhatsApp so you can review and send it. Your enquiry only reaches us once you send that message.
By contacting us you agree that we may reply to you on the number you provide, using WhatsApp, a call or SMS, in order to answer your enquiry. You can ask us to stop at any time. How we handle your details is set out in our Privacy Policy.
9. Intellectual property
The Mahziyar name, logo, and the text, layout and design of this website belong to us or are used with permission. You may view, download and print pages for your own use in dealing with us. You may not copy, republish or use our branding or content for another business without our written permission.
Project names, logos and trademarks belonging to developers remain the property of their respective owners and are used here to identify the projects we market.
10. Acceptable use
Please do not use this site or our contact channels to send unlawful, abusive, misleading or fraudulent material, to attempt to gain unauthorized access to any system, or to impersonate Mahziyar Marketing or any of our staff. We may refuse to deal with anyone who does.
11. Links to other websites
This site links to third-party services such as Google Maps and our social media profiles. We do not control those sites and are not responsible for their content, availability or practices. Following an external link is at your own discretion.
12. Liability
We take reasonable care to keep this website accurate and available, but we provide it on an “as is” basis. We do not warrant that it will be uninterrupted, error-free or that every detail is current at the moment you read it.
To the extent permitted by law, we are not liable for loss arising from reliance on information published on this site, from any inability to access it, or from the acts or omissions of a developer or other third party. Nothing in these terms limits any liability that cannot lawfully be limited, including liability for fraud.
13. Governing law
These terms are governed by the laws of the Islamic Republic of Pakistan. Any dispute arising from this website or these terms is subject to the exclusive jurisdiction of the courts of Islamabad.
14. Changes to these terms
We may revise these terms from time to time. The date at the top of this page shows the current version, and the version in force is the one published here when you use the site.
